Aloha, Monica & Stephanie!
Week 2 brought a major milestone — the home inspection is officially behind you and the only repair item has been fully resolved. Out of the entire inspection, the buyer asked for just one thing, and we moved fast to get it handled. The repair authorization was signed by all parties on the same day it was sent, which is a great sign for how smoothly this transaction is going. Here is the full update on everything that happened and what is ahead.
This report covers everything that happened this week, what's coming up in the next seven days, and where you stand right now on every open item. As always, your team is just a text or call away if you have any questions.

This Week's Activity Log
Here's a detailed breakdown of everything your team completed this week, day by day. Every item below represents real progress toward your closing.
✅ Completed
Friday, April 3
✅ Home Inspection Results Received
The buyer completed their home inspection and submitted one repair request: the water heater in the attic was found to be actively leaking, with the drip pan nearly full. This was the only item the buyer asked to be addressed out of the entire inspection.
✅ Repair Options Presented to Sellers
Justin reviewed the repair estimates and presented two options with a full cost breakdown: a standard tank replacement at approximately $1,560 plus tax, or an upgrade to a tankless system at approximately $2,054 plus tax.
📘What happens after a home inspection? After the buyer's inspection, they may request repairs, credits, or accept the property as-is. In this case, the buyer asked for just one item to be addressed — which is uncommon and a great sign. Most inspections result in multiple requests.
✅ Completed
Sunday, April 6
✅ Sellers Approved Tankless Water Heater Upgrade
After a phone call with Justin, Monica approved the tankless water heater upgrade. The decision was easy — the cost difference was minimal and the tankless system is a better long-term solution for the property.
✅ Repair Authorization Signed by All Parties — Same Day
The repair authorization paperwork was sent via DocuSign and both Monica and Stephanie signed on the same day. The document was then sent to the buyer's agent with the plumber and electrician estimates attached. The buyer signed the same day as well, making the repair authorization fully executed. The buyer's agent team can now schedule the contractors to complete the work before closing.
📘What is a repair authorization? This is a written agreement between the buyer and seller confirming what repairs will be done, who pays, and the cost cap. Once all parties sign, the work can be scheduled. In your case, the cost is capped at the quoted amount of approximately $2,054 plus tax, and any cost beyond that would be on the buyer's side.

What's Coming Up The Next 7 Days
Here's what your team is focused on for the week ahead. Multiple important milestones and deadlines are coming up — your team is actively tracking and coordinating each one on your behalf.
📅 Upcoming
Tuesday, April 7
Building Association Documents Expected
Building association documents are expected to arrive. These will be sent to the buyer immediately upon receipt.
Special Assessment Payoff Review
Justin will review the condo documents for the exact special assessment payoff amount so we can finalize that number for the settlement statement.
🔴 Hard Deadline
Wednesday, April 8
1
Inspection Period Closes
Since the repair agreement is already signed by all parties, this deadline is fully satisfied. No action needed from you.
2
Association Document Delivery Deadline
All condo and community documents must be delivered to the buyer by this date. We are tracking this closely.
3
First Lender Check-In
First formal check-in with the buyer's lender to confirm the VA loan is progressing on schedule.
📘What happens when the inspection period closes? Once this deadline passes and the repair agreement is in place, the buyer has committed to moving forward with the purchase. This is a significant milestone because it removes one of the major contingencies from the contract.
📅 Upcoming
Friday, April 10
Buyer's Additional Earnest Money Due
Buyer's additional earnest money deposit of $2,500 is due to escrow on this date.
Buyer's Disclosure Acknowledgment Due
The buyer's signed acknowledgment of the disclosure statement is due back by this date.
🔴 Hard Deadline
Tuesday, April 14
Buyer's Conditional Loan Approval Deadline
The lender must issue preliminary approval for the buyer's VA loan by this date.
HARPTA Waiver Filing Deadline
Monica's tax specialists must submit the HARPTA waiver application by this date — that is 10 business days before closing. This is an important deadline to stay ahead of.
🗓️Your Scheduled Closing Date: April 28, 2026. This date remains tentative until we receive final loan approval from the buyer's lender. This is completely normal at this stage of the transaction, and we will keep you updated every step of the way.

Your Action Items
1
Monica: HARPTA Waiver Documents
Please continue working with Brad and Lois on the HARPTA waiver documents. The filing deadline is approximately April 14 — getting any remaining documents to them as soon as possible is important. You are doing great — keep it up.
2
Window Warranty Information
If either of you come across any window warranty information from your father's records, please let us know. The buyer's inspector noticed some fogging in the windows and we are checking if there is a transferable warranty from the manufacturer.
3
Monica: Save Your Repair Receipt
Once the plumber is scheduled, hold onto the receipt or invoice after payment and send it to Justin so we can submit it to escrow for your reimbursement at closing.
